Subcontractor Agreement

Subcontractor agrees to warranty all material and workmanship for a period of no less than one (1) year after the homeowner has given written notice of completion (final payment will count as acceptable notice of completion).

It is the subcontractor’s responsibility to obtain any and all permits and inspections for their own work.

  1. Workmanship and material shall meet or exceed all state and/or federal guidelines and requirements
  2. Subcontractor shall have minimum workers compensation and general liability insurance. 
  3. Subcontractor agrees to comply with all federal and state laws with regard to health, safety, and accidental prevention set forth in the Federal Construction Safety Act and Occupational Safety and Health Act (OSHA) of 1970.
  4. If any part of the contract is contracted out by the subcontractor, then the subcontractor shall require of its subcontractor, or assignees, compliances with the fore said obligations as a condition of the subletting or assignment.
  5. All work will be done in a neat workmanlike manner and according to the plans and specifications.

a. Subcontractor agrees to leave the house and property clean and orderly upon completion of their rough and finish work. All debris will be removed from      the house and/or placed in dumpster if available.

b. Subcontractor will ensure that their vehicles and equipment do not damage any curbs, sidewalks, or driveway. In the event of such damage the      subcontractor agrees to pay and all cost of repair. 

c. All changes to the plans will be made in writing by the homeowner

d. Working hours will be set at the homeowners request or restrictive covenants guidelines

     

No price increase will be effective unless the subcontractor has notified the homeowner in writing prior to the work being performed.

All invoices submitted to the homeowner will be paid           days after the work is completed and inspected by the homeowner or local building inspector.
